Can I use my own builder?
In-house builders ensure quality and design standards. External builders may be approved by the architectural committee.
What happens if I miss the construction deadlines?
Buyers must start construction within 2–4 years (depending on the phase). Missing deadlines may result in doubled HOA fees.

Yes, short or long-term rentals are allowed but must be managed through Guanavista’s property management to maintain community standards.
What environmental guidelines does the HOA enforce?

What legal protections are in place for buyers?
Costa Rican law safeguards buyers. If promised infrastructure is delayed beyond two years for Phase A, buyers can request refunds.
Are there noise or event restrictions?
